How does five2one actually work?

Instead of buying 100% of a second home you only use for a few weeks, five2one allows you to buy a real, equity-based fraction of a fully managed home. You enjoy all the benefits of true ownership on the Costa del Sol, tailored precisely to the time you actually spend there, without the cost or overhead of traditional property management.

Do I really own the property?

Yes, you own your home through a Danish company, where you own 20%, corresponding to one of the five shares. This is not “timeshare” but real ownership, and it’s easy to both buy and sell your share again.

Is this timeshare?

No. You co-own real estate with real equity. Unlike timeshare, you own a share of the actual property itself, meaning you benefit from any long-term real estate appreciation.

Is a shared house a good investment?

Five2one has one basic rule when finding a home: that we would invest and live in it ourselves.

Once we’ve found the 5 families, we find the home and put a lot of effort into selecting the right home at the right price. Any savings always accrue to the 5 owner families.

That’s why we say no to housing projects that do not meet our strict quality requirements or are not a good investment.

How are ongoing costs managed?

All operating expenses,maintenance, taxes, utilities, insurance, and cleaning, are shared transparently among the owners. You pay your exact share at cost, with zero hidden markups or unexpected surprises. You save 80% compared to if you owned the entire home yourself.

In addition, an ongoing administration fee of €99 per month will be charged. This includes booking vacation weeks, maintenance, contact with suppliers and a 24/7 hotline.

Who takes care of all the practicalities?

We do. When you own a home with Five2one, you’re guaranteed a worry-free vacation every time, year after year, because we take care of your home while you enjoy your holiday.

We are your extended arm and help with whatever is needed.

If you need more help, such as pre-arrival shopping, concierge service for booking restaurants, car rental and more, Five2one can do that too.

What happens when I’m not there?

Nothing you need to worry about. You never have to deal with long-distance maintenance, administrative paperwork, or local contractors. We oversee every detail year-round to ensure the property remains in pristine condition.

Who handles property repairs and decisions?

Five2one does not advise on the tax aspects of buying a home, as many factors can affect the individual family’s tax situation. However, when buying a home through Five2one, you can rest assured that we have collaborated with the best Danish and Spanish lawyers and accountants to build the concept.

Rentals are always done through Five2one or a chosen partner to ensure that the accommodation is clean and ready for the next family to arrive.

Can I buy more than 1 share of the home?

Yes, but you can at most own a maximum of 2 shares of the home. The reason is that no owner should have a majority. With 2 shares, you get access to a full 20 weeks a year in your luxury vacation home.

How do I schedule my stays?

Through our simple app, you can seamlessly book your weeks throughout the year. The system ensures fair and flexible access for all co-owners, whether you are planning a summer holiday months in advance or a spontaneous weekend getaway.

Can I sell my share in the future?

Yes, if you want to sell your ownership share, you can sell freely and we are happy to help you market it on our website and, in ads etc. Because you’re selling shares in a company, it’s simple and straightforward. You set the price yourself and the other co-owners of the home have the right of first refusal. Often they will know someone who wants to buy into a luxury home that their friends or family already own a share in.

Can I rent out my weeks if I am not using them?

Yes, it’s your exclusive 10 weeks, and you can either lend your home to family and friends or rent out one or more of your weeks for a rental income.

Rentals are always done through Five2one or a chosen partner to ensure that the accommodation is clean and ready for the next family to arrive.

What is the arrival experience like?

You simply show up. Before you land, the home is prepared for your visit: your personal belongings are brought out of private storage and placed where you like them, the fridge is stocked with your favorite essentials, and a car can be waiting for you. When you leave, you just close the door, we handle the rest.

Can I leave my personal belongings at the house?

Yes. Each home features secure private storage for your family’s clothes, golf clubs, and personal items. Before you arrive, our team sets them out so the space feels entirely like home the moment you walk in.

Can I bring my family pet?

Yes. Most of our homes are pet-friendly. We perform a thorough deep clean after every visit, ensuring the house is always pristine for the next owner regardless of pets.
